Housekeeping Tidbits: Blackfoot Syndrome, Microfiber Rags, and Mold

Properly Team

Essential housekeeping tips covering blackfoot syndrome prevention, proper microfiber rag care, and the critical difference between mold removal and bacterial cleaning.

Housekeeping Tidbits

Blackfoot Syndrome

Many housekeepers receive complaints like: “the floors in my property are filthy! My family and I have been walking around this home and our socks (or feet) are jet black!”

This issue stems from two primary causes:

  1. Using a non-neutral cleaner on floors
  2. Applying excessive cleaner that isn’t fully removed during mopping, allowing residue to attract dirt

Prevention Solutions

  • Use neutral pH cleaners (specifically pH 7, not 6.8 or 7.2)
  • Deep clean during off-season to remove accumulated excess product from high-season cleaning by guests, owners, and housekeepers using incorrect products

Microfiber Rags

Microfiber rags outperform cotton alternatives due to their structure containing “nooks and crannies” that effectively trap dirt.

Key Care Requirements

  1. Purchase microfiber rags that grab skin imperfections
  2. Avoid washing with cotton rags — lint fills microfiber pores
  3. Never use fabric softener — it blocks the pores

Critical Rule: “Once a rag has touched the toilet it is done.” Do not reuse it for kitchen counters or other surfaces.

Mold and Mildew

Essential distinction: mold and mildew are spores, not bacteria.

Proper approach: Use products specifically designed for mold and mildew, as bleach kills bacteria only, not spores.

Practical note: When guests report mold, bleach removes discoloration and creates appearance of removal. After guest departure, apply appropriate mold-elimination products for actual remediation.
